Short-term renting a vacation home has become easier with modern technology in recent years, and with that comes the need for towns to regulate these properties to ensure the safety and well-being of both guests and neighbors. In the unincorporated area of Summit County, Colorado, the Board of County Commissioners (BoCC) has implemented several rules and requirements for short-term rental property owners.
One of the main requirements is the need to obtain a short-term rental license. These licenses are issued by the BoCC and must be renewed annually. Additionally, short-term rental property owners must have a Responsible Agent who is available 24/7 to respond to any potential issues or violations. This requirement is intended to ensure that any problems are addressed promptly and efficiently.
To further regulate short-term rentals, the BoCC has also established an occupancy limit. The limit varies depending on the type of unit, but generally allows for two persons per bedroom plus additional occupants or one person per 200 square feet of living area.
