Private: Wildernest Short-Term Rental Rule Changes

Short-term renting a vacation home has become easier with modern technology in recent years, and with that comes the need for towns to regulate these properties to ensure the safety and well-being of both guests and neighbors. In the unincorporated area of Summit County, Colorado, the Board of County Commissioners (BoCC) has implemented several rules and requirements for short-term rental property owners.

One of the main requirements is the need to obtain a short-term rental license. These licenses are issued by the BoCC and must be renewed annually. Additionally, short-term rental property owners must have a Responsible Agent who is available 24/7 to respond to any potential issues or violations. This requirement is intended to ensure that any problems are addressed promptly and efficiently.

To further regulate short-term rentals, the BoCC has also established an occupancy limit. The limit varies depending on the type of unit, but generally allows for two persons per bedroom plus additional occupants or one person per 200 square feet of living area. These limits are in place to prevent overcrowding and ensure the safety of guests.

While there are several regulations in place for short-term rentals, the BoCC has not implemented a cap on the number of allowable licenses. This means that as long as property owners meet the requirements, they can obtain a license to operate a short-term rental in Summit County.

It is important for property owners to be aware of and comply with these regulations to avoid any potential fines or penalties. The BoCC takes short-term rental violations seriously and will pursue formal action if necessary.

If you are considering operating a short-term rental, it is recommended to familiarize yourself with the regulations and requirements outlined by the BoCC. Additionally, seeking guidance from a local attorney or real estate professional may be beneficial.
